For almost 20 years, Cornerstone Title & Settlement has taken pride in providing quality title searches and insurance for the State of New Jersey. We're small, we're independent, and we've been doing this work long enough to know what can go sideways — and how to keep it from doing so.

Our roots are in Sussex County. Our reach is statewide. Every file that comes through our door is handled by people who know your neighborhood, your county clerk, and the quirks of your closing.

What counties do you cover?

All 21 New Jersey counties. Our team is based in Newton (Sussex County), with deep local knowledge there, and we routinely close files in Morris, Warren, Passaic, Bergen, Hudson, Essex, Union and across the state.

Do you handle residential and commercial?

Both. Residential purchases and refinances are our bread and butter; we also regularly handle commercial transactions, new construction, and complex clear-title work.

Which underwriters do you write for?

We proudly write policies through Old Republic Title, Stewart Title, and additional ALTA-member carriers depending on the transaction.

Can you come to us for closing?

Yes. Anytime-any-place closings are part of how we work — we'll bring the documents to the buyer, seller, or attorney's office if that's easier.

How do I submit a title order?

What extra searches can you order?

We routinely pull Superior (Upper) Court, Tax & Assessment, Corporate Name, State UCC, Flood, Tidelands, and Surrogate searches in addition to the standard county search.

How fast is your turnaround?

Quick turnaround is core to our service. Standard residential title commitments typically go out in a few business days; rush files get prioritized. Call us with a deadline and we'll be straight with you about what's workable.

I'm a first-time homebuyer — can you explain this?

Absolutely. We'll walk you line-by-line through your title commitment and your closing disclosure. You should leave the table understanding exactly what you paid for and what you now own.
